No. If you already have drawings we will work from them. If you do not, we can bring in an architect and a structural engineer and start from a conversation about what you want.

Do you handle permits and inspections?

Yes. We pull the permits and schedule the inspections as part of the job, and we tell you where the project stands at each sign off.

Redding is one of the least developed towns in the county, with state park and reservoir land taking up a good share of it before you count the private lots. The housing runs to antique capes and colonials, plenty of them two hundred years old. Renovating a house that age means hand hewn framing, floors that are nowhere near level, and additions that were tacked on a century apart. It also means testing for lead paint before anything gets sanded, which is registered work for us in Connecticut.

The other thing Redding hands you is rock. Shallow ledge turns up on a lot of these lots and it decides where a foundation, a septic field or a footing can actually sit. Everything out here runs on well water and septic, and Georgetown, Redding Ridge and West Redding each carry their own limits on how close to wetlands or watershed land you are allowed to build. We settle all of that before drawings go to the town.
